What’s Included in the Realtor Priority Partner Program
Every property booked under this program can include the following, as appropriate for the system and transaction:
Septic tank pumping
We start with a full pump-out so the tank is clean and easier to inspect and document.
Comprehensive visual inspection of the system components
We inspect accessible system components and look for visible issues that could affect performance, safety, or future costs.
Detailed property file search
When records are available, we review property files related to the septic system so you have context on age, layout, and any known history.
Septic tank measurements and observations
We record tank size, depth, access points, and key observations so the next owner has a useful baseline.
Water well testing
We collect water samples according to local requirements and best practices.
Water quality report
You receive a clear water test report that can be shared with buyers, sellers, and lenders as needed.
Free pump card
We issue a pump card for the property so the next owner has a record of service and a reminder for future maintenance.
Realtor-friendly inspection report folder
Including:
- System photos
- Field notes and observations
- Measurements and tank details
- Clear service summary for buyers, sellers, and agents
Everything is organized in a way that’s easy to understand, easy to forward, and easy to reference during negotiations.

How The Realtor Partner Process Works
1. You Schedule the Property
You (or your admin/TC) reach out with:
- Property address
- Buyer/seller details
- Your role (buyer’s agent, listing agent, etc.)
- Any deadlines (inspection period end date, closing date)
- Whether you need the full package (septic + well + water report) or a subset
We offer priority scheduling for active transactions, so your deal doesn’t sit at the back of the line. We’re not 24/7, but we do adjust the schedule whenever we can to help you hit your key dates.
2. We Coordinate Septic, Well & Water Testing
On the scheduled day, we:
- Pump the septic tank (if included)
- Perform the visual septic inspection
- Take water samples for testing
- Gather measurements, photos, and observations
The goal is to minimize disruption for your client while making sure you have the information you need.
3. We Deliver a Realtor-Ready Report Package
After the field work and lab results (for water) are complete, you receive:
- A clear written summary of system condition
- Photos and key measurements
- Field notes and observations
- A water quality report (when testing is included)
- A Free Pump Card the new owner can keep
You can share this report with buyers, sellers, co-op agents, and lenders. It’s designed to be easy to read, even for clients who have never dealt with septic or wells before.
4. Support for Negotiations & Next Steps
If issues do show up, we’re available to:
- Answer questions from you or your clients
- Explain the difference between “monitor,” “repair soon,” and “urgent”
- Provide estimates for pumping, maintenance, or repairs if appropriate
We’ll give you practical, straightforward input—not scare tactics—so you and your clients can decide how to handle repairs, credits, or concessions.

Realtor Partner FAQs
Who normally pays for the septic and well package—the buyer or the seller?
That varies by market and negotiation. We’re happy to bill whichever party you designate when scheduling. Some agents arrange a split or use it as a negotiated term in the purchase agreement.
How quickly can you schedule a Realtor Partner package?
We offer priority scheduling for active transactions. When you call, tell us your inspection deadline and closing date, and we’ll be upfront about our earliest available time and how quickly lab results (for water) usually come back.
Can you coordinate directly with my transaction coordinator or office staff?
Yes. If you prefer, we’ll work directly with your TC or office admin for scheduling, access instructions, and report delivery, so you can stay focused on clients and negotiations.
Do you share the report with everyone involved in the deal?
By default, we send the report to the party who hired us and their agent. If you’d like us to include co-op agents, buyers, sellers, or a specific email list, just tell us when we schedule.
Can you customize the package for our brokerage?
If your brokerage has specific standards or wants a consistent program for all septic/well listings, we’re happy to talk about a broker-level partnership, including any add-ons or custom report elements you’d like to see.
Do you only work with realtors in certain areas?
We primarily serve Ada, Lowell, Rockford, Caledonia, and nearby communities like Alto, Belmont, Cedar Springs, Comstock Park, Grand Rapids, East Grand Rapids, Kentwood, and the Northview area of Grand Rapids. If you’re outside that radius, call us and we’ll let you know what’s possible.
